  I find it hard to believe the positive comments below as I had a very different experience. I feel bad leaving a negative review for a small local firm, however there is a lot at stake for clients here as well. She is a friendly and agreeable person, however in the following areas I would have expected much more:
  
  - Proactive and knowledgeable advice
  She basically couldn't tell us how to build this simple single storey extension. On technical questions she generally referred me to my builder. I had to call a roofer who asked me why I don't discuss this with my architect. That the ceiling height would have been a very low 2.1m I had to spot and address myself. On planning for the drive she even gave us wrong advice: She said it would have to have a turning point on the plot (!) and that we need planning permission for it. After I asked her three times she finally confirmed with the council that this was utter nonsense. I almost paid her for plans we didn't need.
  
  - Attention to detail (accuracy of drawings)
  On one occasion the extension would have landed in the window, on another she cut an existing wall without being aware. I constantly had to check and correct what she was doing.
  
  - Brief
  She cancelled the brief after we hired her and wanted to start drafting without even knowing how wide the extension should be. I only accepted this because I had prepared a detailed written design brief for her. However, she didn't read it properly, so her first drafts missed basically everything: size, footprint, style and that we wanted open concept as opposed to two rooms (admittedly the latter had changed since our initial meeting). For example: the brief explicitly stated that a modern style wouldn't fit and that we like a traditional style with Georgian windows and potentially cornice detailing. I even gave her a picture of our shabby-chic dining table. In her first drafts I didn't get Georgian windows or cornice detailing, instead she prided herself of having added a "modern twist".
  
  - Clear communication
  Her emails often were inaccurate and contradicting which caused confusion and cost a lot of time and nerves. She also made me quite angry reacting to my criticism with deceiving and misleading emails trying to make it look different to what it was.
  
  I acknowledge that she has spent a lot of time on this project as did I but I believe the reason for both is largely down to her (see all the above).
